肩輿式　-　Palanquin type
神州居士東昇氏作於奎山樓中　-　Painted by Shenzu jushi* Master Dongsheng* in the Kuishanlou Building

I can't decipher the seal,

* Shenzu jushi (Retired scholar of the Divine Land - China) - Pseudonym
* Dongsheng - Probably courtesy name

Unidentifiable artist,
I think it is not a really old painting.
