The calligraphy on the scroll is a citation
from a known poem from the Book of Songs
(詩經)
The title of poem is 静女 or Quiet Girl.
Unfortunately, I could not find any English translation on the net,so I had to do myself.
(with help of Japanese kanbun-yomi or Japanese way of reading old Chinese texts)
自牧歸荑 旬美具異
匪女美人為 美人之貽
From the fields you take me sprouts
They are trully beautiful and rare (different)
However,I think they are beautiful
Because a beauty has given them to me.
辛酉元宵 Year of Metal-Rooster, (...1861,1921..) On th Day of Lantern Festival
郎詞 On request
於孔尼 At Kong Ni (Unknown name of place)

Signature is too much cursive to read
Seal is also illegible
