Subject:Japanese Hanging Scroll with Chinese Calligraphy

The text on the scroll is written in Kanbun (Sino-Japanese written language)
Title is 規則書 -Kisokusho - Rules
The beginning in my rough translation,
Those ones who are not lazy with their day and night associated or family businesses, they should train themselves in morality, humanity and virtue.
If they have enough energy after doing these all, they should cultivate themselves by reading Japanese and Sino-Japnese written books.......

明治十年十月十八日夜全燭書宇高山客舎
Written in front of a candle at Takayama Inn
on 18th October of the 10th Year of Meiji （1877）
辱交生甒 Jokkō Seibu - Seibu with obligations
Seibu （Half-done jar) - Pseudonym
Upper seal,
甒印 - Buin - Seal of Bu
Lower seal,
君尊 - Kunson (Servant king) Pen-name
Unidentifiable, probable Confucionist scholar
