煙雪出没有無間 半有空虚半生山
我亦閑中消日月 幽林深處聴潺湲
大正丁巳春 華洞
Taishō era, Year of Fire Snake (1917) Spring
Hwatong (Korean) Kadō (Japanese)

Upper seal,
囗徳之印 - Seal of □tok ?
Lower seal,
華洞 - Hwatong (Korean) - Kadō  (Japanese)

Snow clouds come and disappear in succession
Half of them are emptiness and half of them are nascent mountains
I am also lollig about day and night,
only listening to the streams in the depth of forests

This pseudonym cannot be found in any of the Japanese art-name/pseudonym dictionaries.
In my opinion we are dealing with a Korean artist.
Korean artists during the Japanese rule, used to use the Japanese era names in dating. Unfortunately, I can`t read the other seal, presumably with the family name of artist.

Yes, the painter is same, but on this work he didn`t use the Japanese era name in dating (in this case would be Meiji)
Title,
秋山肅寺 - Autumn mountain and quiet temple
Colophon,
戊戌小春 Year of Earth-Dog (1898) Beginning of Spring
冩於檗山獅子林 - Painted in the Lion Grove* at the Boshan (Bakuzan) Temple
Signature,
華洞 Hwatong (Korean) Kadō (Japanese) Huadong (Chinese)

* Lion Grove is a name of a Garden in Suzhou, China The temple in the neighbourhood belongs to
the Huangpo (Ǒbaku) school of Rinzai sect, so the
Boshan (Bakuzan) could be its shortened form.

After this it is still not clear whether our artist is Korean, Japanese or Chinese.
