Subject:Chinese Double Ancestors Portrait

Hi,
I recently picked up this painting and I'm trying to decide if I should frame it. Can anyone please decipher the writing? think it's Mandarin. Do any of you have an idea as to date or region? Is the family name at the top? It's a beautiful painting even if it's got some damage. I hope you enjoy seeing it. It's 48" x 34" Thank you, Dan

光被宅相 - Glory to uncle's house*
(* Reference to a known uncle - nephew story from the Book of Northern Qi Dynasty)

Top left fringe (Pic.3),
 □  母舅
大 徳恩  影像 
 □  姑娘
Portrait of the Great 囗囗 Virtuous and Graceful
Maternal Uncle and Aunt

Lower left fringe (Pic.2)
沐恩外甥兼内姪張友彬子小外甥/小内姪□馵仝
叩拝
From the favored sister's son & son of wife's brother (nephew) Zhang Youbin with his son the little sister's son & little son of wife's brother
(little nephew) □Zhu
Showing respect by kowtowing

I thing it's from middle or late Qing Dynasty era.
