Subject:ID Japanese woodblock title/signature

I bought a print at an auction a couple years ago, but no longer have the info provided about it.

Could anyone help identify the title and signature? Thank you so much!

The artist is Utagawa Kunitora (acitve early 19th c.). This print is 'Mii no bansho' (Evening bell at Mii Temple) from the series 'Omi hakkei' (Eight views of lake Biwa) - published by Yamadaya Shobei ca. 1820.
Not a common series by an uncommon ukiyo-e artist and therefore a valuable item if original and in good condition.

Thank you. Where do I start as far as determining? It is and has been in a hard plastic sleeve. In the title picture in my original post, you can see spots at the edge of the painting, otherwise, in tact - no creases or tears.

At first glance, it looks like an original but I need a further look. If possible, post an image of the complete print and also the reverse side.

Mel,

Here is a comparision with your copy and a known and utmost rare original. It seems obvious to me that your copy is a later reproduction from new, recarved blocks, probably issued 1st quarter 20th century.
I add also an image of another original print from the same series.
